I've had plumbers tell me 1. oh good they didn't cut down into the slab, this is an easy job 2. oh good this is cast iron, it's very resilient 3. oh no this is cast iron it presents a lot of problem and we need to dig it up and provide you with a new water line and sewage line (made them explain what a water line was, now I know)Dry wall guy didn't want to do anything but patch up what was there.

@Jesse Smith If you're looking to invest in South City there are a lot of opportunities for SFH and multis, but the bread and butter investment I see and suggest to most of my clients are 4-family buildings since they're so prevalent throughout the city and offer a more resilient income stream compared to SFH.

Whats the reason for this story you ask, well the reasons are plentiful.I want new investors to just jump in, you can't know everything and yes bad things will happen but if you prepare, have the right people surrounding you and handle it with thoughtful resilience you will make it through these hurdles.
