I've been a day trader in a previous life, and there are plenty of examples of stock charts that go vertical, but they all come crashing down just as fast as they went up, usually over-correcting, before going back up again.

@ chris mason - BNC was NOT asking for Deed, they asked for ex closing statement, which would show his loan amount, which property he took the loan against, so on and so forth, which I dont believe is public info at all....That is why I feel upset because I were to go up to anybody (as unrelated as an ex) and ask for his financial, guess which finger he is going to give??

When I see these properties I quickly (back of the envelope) underwrite the property, determine NOI, and divide by whatever the current trade rate is (cap rate).It's annoying but I think it's the sign of a definite seller's market.

For me it's hard to tell with these Midwest markets...some here swear by the Midwest cash flow tradeThe only reason I'd consider is only because I feel the coasts have all level or topped...so the trader in me tells me sell socal buy Midwest for now....but we are already late to this idea I think...I feel Midwest valuations in the traditional cashflow market sense is probably also overvalued so there's absolutely still risk in value ...but sure it's going to cash flow
