For example, you can get a lot of demand for long-term SFR rentals in good school districts, or you can be close & convenient to Universities but not be in their immediate area. 

I am in the same situation where I live and I just searched apartment floor plans on the net and found what I thought would go well here and be popular convenient layouts for tenants.

The violent crime that occurred at your house is thankfully more of a rarity in KC than some areas - but I'm afraid a sign like that will be your welcome into the world of "crime of convenience".

Will banks be not as convenient to get loans from, because I actually do see some articles online saying that banks are not as willing to lend to small businesses because they consider them to be risky. 

It may not be convenient for either your tenant or the person who takes them in, but you shouldn't worry much.
