Your're trying to target the investor who's had 1 rental for 15 years and wants to get rid of it.It's different for every area so this might be a trial and error for your specific farm area.

  - I'm by no means an experienced wholesaler but after starting a solid marketing campaign this past February and dealing with phone calls all over the board as a result of it . . . my thought is if the seller is not giving a price they want for the prop, they are -(1)  tire kickers(2)  doing the "s/he who speaks first, loses" thing(3) not motivated enough for you to invest time in them . . . . yetOne of the most common responses I would get at the initial part of my campaign was "make me an offer,"  "you tell me what you'll pay," some variation on those 2 themes.

in my first post but if anyone has a better suggestion I'm all ears. over the next few days I will probably rewrite some different variations of the letters based on everyone's input and see what you guys think before I send them out.

Wise on this one I think many of these folks if they would just take the time and energy to get a RE license and learn from that angle and get paid to learn they would do much better than thinking they can just learn from a guru or even on BP  its nice to talk about it all and there are many very experienced and successful folks However I suspect most of them learned the old fashion way trial and error not just reading on line how to get rich in real estate ..

There really isn't any way around understanding RE, this really isn't a check list type business since there are endless variations, alternatives and concerns that are unique.
