They have over 1 Million comps in their database to help them form offer prices and analysis and is also a great site for research to find new places to mail.They offer a 7-day free trial period too so there's no harm if you decide it's not for you.Some other good notes to know is that they are super transparent about what they're doing and also really responsive to feedback. 

There are certainly times when sub to works and variations (Like a wrap) that work well too, with informed consent where all parties benefit.

I previously did a free trial for PropStream but didn't get too deep into it.

What im saying is it’s trial and error and be open to those new to the industry.

However, I did not get most of what was promised AND they charged me after I canceled before the trial period was over.

I recently was referred to Ron Legrand's REI courses and he uses Patlive.com/ronlegrand   I called them and they gave me a 14 day trial before switching it to the Ron Legrand program that gives more minutes for less than their regular plan. 

A lot of 'trial and error' and nasty calls from people who want off your mail lists. 

So far, I've been saying "ah man I don't know how I can pay that much for this property"  or some variation.

I've been told that same thing (different variations of course) by several people.
