I track/mail open estates for two years.

Contractor did not properly screen the tenants.After two months of the moving in, he gets a phone call from their previous landlord, who apparently proactively tracked down his contact information down to inform him that the four guys were bad news.

On maintenance costs we like to separate the unit turn costs from regular maintenance to track both.

Stay tuned as I try to keep everyone updated everyday.Now what I do need from everyone else that wants to help is to keep me on track.

Haven't found the right person yet.Actually, I never really tracked the source of my leads very closely, but I think I had the best success at switching "un-motivated sellers" to listings when I used to advertise in the Homes and Land Magazine.
