I know this sounds very negative, but I can tell you there are VERY few success stories. 

We've done a successful SF gut rehab venture, which is now up as a STR.

I will add that this is a process that has many rules that are required to be followed and there are serious financial penalties if you make a mistake. do your research and learn all you can and/or find a custodian who provides education as well as an ERISA attorney who can advise you. 

I ended up turning back into an ltr, since it wasn't successful as an str at that time.

You could offer to allow earnest money to become non-refundable after certain hurdles in the escrow process (inspection, financing, etc).
