This morning, as I walked out of the door on the way to my 9-5, the feeling in my gut that I felt as I walked away from my adorable little girl and beautiful wife who are my world, not to mention our loyal and loving canine children, who were all looking at me with their sweet eyes as if to say, "Call in today, Dad, stay home with us", I was reminded why I am doing this whole real-estate investing thing.

Like you, we have some beautiful and very ornate buildings that have gone into disrepair.  

We do not get much cashflow ($400/mo before repairs, $200 after repairs in our model) but we do not have much money on and we have a beautiful asset.Duplex bought at 195k.

I think there were some good suggestions mentioned above about how to find property, and I might link up with a successful (trustworthy) local investor in your area that will buy all your deals from you even if you will make a little less, because (s)he can explain exactly what they are looking for and you only need to concentrate on finding deals - not finding buyers and trying to figure each one's criteria.Best of luck to you and your family and wishing your child a speedy, successful recovery!
