I would recommend checking out David Greene's book "Long Distance Real Estate Investing".

Dirt everywhere, kitchen floor tiles and counter broken (as if someone was in a rage and banged some heavy pots on them), the bathroom vanity was destroyed, the front lawn was green and quite nicely looking yet they let it go dead even when we were paying for the gardener.

She emailed pictures that showed black stuff around the sills and vent, along with pictures of green splotches on a few things in the closet.

We are doing a green concept that will use solar energy, geothermal HVAC, and ground water technology.

So back to the discussion I have started the book “long distance real estate investing” by David Greene.

Apologies on my green-ness.For sure, we are looking at traditional hard money loans with their better rates and the fact that we'd own. 

Just stared reading Long Distance Real Estate Investing by David Greene and I want to survey all of you!

I considered investing OOS at first too bc of the prices on Maui but ended up being D class rentals here instead and so far that has worked well for me.But I may go OOS in the future, and when I do I will read Long Distance Real Estate Investing by David Greene.
