In my experience with 2-4, they will calculate (or address) all three approaches but will select and rely on the sales comparison approach and, in many cases with older properties, will not even calculate the cost approach ("not applicable or necessary due to the age of the improvements").

Plus every time someone calls, I already know I would want to buy it because I selected it so I can screen them easier.

select a house on the mls that has been purchased pay close attention if it's a rehabber that house will be on the market in 3-6 months and that when  you learn your market  best ..

I have done mostly everything and have to comment on just about everything.Knowing your selected market is important and knowing if that economy is diverse and the population is growing.
