Rant begin "I can buy a thousand homes in Pine Hills for $60k or less off MLS, quit telling me you got a killer deal."

My budget is a couple thousand dollars, which I've determined would be for marketing, business setup, and mentorship.

I have a few family members that are willing to lend me a few hundred thousand dollars (for about 10% ROI).

We've gone out and hired lawyers state by state at great expense, to make sure that the forms meet state-specific concerns and address concerns that we've seen come up across thousands of interactions with landlords over the years. 

I'm not an expert at all in this area, so I'm hoping somebody from the community knows a great way to deal with this that won't cost thousands of dollars?? 

, but there is also tens of thousands of dollars in credit card bills.- Neither of them have had any delinquencies on payments.What I'm going back and forth on, is the delinquencies of tenant A vs. the amount of payments tenant B has to make each month. 

We've sold/bought/leased thousands of parcels in these two counties since we started nearly 30 years ago. 

We were diligent in estimating what needed to be done, but in the end it almost always took longer and more $ than what we budgeted for.We did as much of the work as we could ourselves...and put in thousands of hours.

I've just been burned too many times by them saying " It'll be about two thousand ." then giving me a bill for $5000 without any problems along the way .
