So with the drought here, what's left of the grass is barely alive, I water a little bit, however I have monster weeds that is hard to remove, and shoots up about 2 feet tall in no time and needs to be mowed down.I am in the process of remodeling, so I don't have time to up keep the front, it looks really bad. 

Some consider a turn-key property to be a house that is remodeled and needs no repairs, but it may not be rented.

I will be provide the 30% down payment along with any of the remodeling costs.

We have two estimates for remodel both coming in at about $60,000.

Informed me he lives off of his SSA, and it easily covers his mortgage but definitely isn't enough to do the remodel his house needs to bring it up to date. 

If I was to move, it would be into an undervalued/distressed property that I would remodel over time (i.e. house hack).

I try to get to them use my lender by paying for the appraisal and they close FHA and VA loans in 2-3 weeks.If you are not doing so, you should also be sending the appraiser any comps you like and total remodel costs.  

I am only in the learning process as all properties are owned by my father but I am in total charge of the remodeling, renting, selling, and maximinzing profit with each property. 

Even though this is an old post I would still like to share something that I think could help people who still want do house flipping or anything similar that requires remodeling.
