I’m creating the lot through subdivision and would need to be re-zoned so don’t think I can get any earlier on.

I own 7 doors as an unlicensed RE investor in California.

I'd schedule a meeting with the tenants to discuss the above, and at the same time I'd do a quick inspection.

Bigger Pockets needs to re-evaluate what they are about.  

In the past twenty years the average RE commission has declined.

@alanasriants I personally think the concepts I discussed are universal and this is just not a good deal.

They cannot prohibit smaller than 800’.Your realtor was spot on one reason (probably the primary reason) ADU additions are one of the worse RE investments. 

You are in a good financial position because of your primary job, so it’s likely better you keep your bed focused on doing that well and passively investing in RE.
