I recall them mentioning they focus on low grade neighborhoods....something I am not personally interested in.I have had great experiences with Smartland in the Cleveland market and hope to do more with them and also Holton-Wise soon.I have done a great deal of research and both firms are very reputable.James is 100% right, always get a 3rd party inspection contingency...and evaluate the inspection results before purchasing.

@Christopher Fovel selling vs. holding depends on things like: the grade of the property and neighborhood, the ease (or difficulty) of managing the property, the potential for future appreciation and rent increases, the cashflow, the goals and position of the investor, the rate and terms of the debt on the property, etc., etc.
