The loan package came across from the bank today, and the pre-paid interest is listed at $800, whereas my understanding is that the point should be only charged on the mortgage balance/loan amount of $64K (for a $640 total).

Is it possible to find conventional lenders or mortgage brokers that have loan packages with rehab options for investors? 

I am a newbie investor and all your responses are very educative open my mind to various elements that need to be examined.I have been looking at investing in some syndication deals (have already invested in a two so far) but every time I look at a PPM and the Business Summary I feel like getting an expert to vet some of the legal items on the one hand and the attractiveness of the deal from a financial standpoint on the other hand would be very helpful and wouldn't mind spending some money in fees for that service....So if you all can recommend some service/individuals who can do this for a fee I would really appreciate it....Thanks

People either use the t.p. and bath soap that is provided, or they bring their own and what I provided is still in its original packaging. 

Many brokers will have a property package they will send you with all the relevant financials.

Refinance whole package with hard money.2.5pts, 10.5% interest, 9 months How did you add value to the deal?

One key element is that both liens would need to be filed AT CLOSING. 

Current owner is offering package price for all 5 (still waiting to hear what that number is). 

I love the old and new elements mixing together.
