I wouldn't expect a huge discount...well if you do get a huge discount, they were most likely overcharging you from the beginning.Good luck with your negotiating!

From the people I know that do new builds, it seems like they like the process of new construction better and less headaches when starting new. 

This is a huge opportunity for my family's expansion and their first real estate investment.

It's also a lot of risk if you don't have relationships with builders and other trades and understand how to navigate the local permit process.

If you are looking to repeat the house hacking process by vacating your house every year and also being able to use the rental income, you would want to make sure to get the lease fully executed and lease term would be minimum 12months.

I don't want to disturb them with too many showings (what would probably happen if I posted on the MLS) but I would like to start the process of finding a buyer. 

I might need help realtor or companies to help find STR in Dallas plus walk through the Management process.

The contractor told many lies about the rehab work is in process, but in reality there's no progression. 

With that said, I am considering jumping into a house hack using my VA Loan and then repeating the process every 1-2 years until I can accumulate enough properties to help supplement retiring one day.I am doing research on the climate of things right now in the market but the reality is I need a new place to live and house hacking seems like the best way to invest my money and lower my monthly overhead costs so I can save money.
