Personal neighborhood knowledge is key for knowing about your rental market that only you will be able to research. 6 homes for rent in the immediate area could mean several things a) neighborhood is not desireable or demand is lower than adjacent neighborhoods b) know your school districts and neighborhood borders carefully, they could be in different school districts even if they are a block apart and the other school district is not as well regarded. c) high vacancies might not mean high competition environment, it just means demand is low for the area and no way of making your asset stand like painting your house gold out can make people overcome wanting to seek a better neighborhood.

I start researching the property on the recorder website and I find that there is a break in the chain of title and there is no record anywhere that this guy or his company owns the property at all.

You could then "wrap" the original loan with a new loan for the difference, sell it, and pocket the difference on monthly cash flow from the note rather than the property.Or, as mentioned, if it is possible to separate the lots after purchase and sell them off individually, then that could be a gold mine, but I wouldn't bet on it going in ... just an upside bonus if you can pull that off.The above is my understanding of how such a thing might work, but Jay is the man with the plan on these type deals, so if he doesn't pick up on this thread, I'd find him on BP and reach out direct.
