Sure, within the next 12-24 months there may be some great deals coming on the market at owners who purchased a bit too thin on the cashflow find themselves crunched and suddenly motivated to sell, but that's kind of irrelevant when you're looking to buy a primary residence which is a decision most people make more for the emotional/stability reasons than for the cold-hard investor reasons.Main question to ask is can you afford what you want.

The market is extremely hot right now, but flipping Philly rows can be very successful, if done right!

Where would you think is the best state to invest for longevity/safety/limited environmental issues like flooding, tornadoes, extreme heat etc aren't a problem?

This is extremely helpful and I'll definitely be keeping it in mind as I continue to develop my plan and figure out where I'd like to invest. 

I'm not sure how landlord friendly your state is, but some states make it extremely difficult to get a tenant out regardless of the situation. 

In cold climates I like to do carpet in the bedrooms even if the other areas are LVP.

That is pretty extreme, lol.

Sounds like you've got extremely limited knowledge and skills in this business and are already profiting off of a massively profitable business.
