It's a minor upgrade that would be worth it to me if they're good tenants.

There is so much info on this site, will be upgrading to PRO tonight.

I have found most of these homes need only cosmetic upgrades, ie flooring, paint and counter tops. 

I will contact my loan guy and get pre-approved here shortly, but even though I’ll be good up to 420k, I’m not buying over 385k as that is the absolute top of my budget, and my ideal situation would be finding an REO property that needs a good deal of repairs and upgrades around for 300k.

Our biggest thing is being conscious of the ARV and rehab costs. 

I used to own the desktop version which was ideal because you paid for it once and could use it for multiple properties or multiple LLCs, so the price gets spread out.Recently my accountant stopped supporting 2008 Quickbooks so I upgraded to the new "desktop" version. 

After upgrading the bathroom in my house I am unfortunately all out of savings but usually, save £250 per monthly from wages.

I was thinking of upgrading the wooden deck, but the estimate came out to be so much so I am thinking of demolishing the deck.

Its not uncommon for houses in this neighborhood to be upgraded to granite. 

I’m under contract for a property 100K less than upgraded properties in the same area.
