With you being a newbie it's not a bad idea to consider bringing in a broker that deals with MF.

I'm most interested in Sub-to deals, Seller Financing, and BRRR type of deals.

We have a buyer looking to do traditional financing for each individual home as a single family residence. 

And yes, in front of the tree on the right side is the power line coming in from the street so there is that to deal with also.

We also can't have renters dealing with the humidifiers as it is a mold problem/foundation issue if it isn't taken care of.We are taking pictures and videos of everything, we have multiple professionals that have documented everything (and told us to lawyer up) and have neighbors that we have already had agree to discuss their  drainage problems when we get a lawyer.

But if your not turning in 100 files a month which cost you money for all the copies they require.

Needed to put money into a deal and for tax purposes How did you find this deal and how did you negotiate it?

The seller must be thinking he is doing the financing in a seller financing deal.

Account for it and ask for either some type of seller credit or price reduction to make more sense of the deal (Before or while you're in your inspection period). 

I've come across quite a few deals but haven't investigated since I don't currently own anything that is out of the area.
