I noticed the population drop but every year people are migrating here with roughly 22% of the total population to be 65+. prices are low but im not sure if I should either do BRRRR or flip cheap properties

If I get multiple apps I will start with the ones that appear to be the best qualified on paper (based on income, length of lease desired, past rental and employment history) and I'll run those first.  

Hopefully everyone will get some strong drops in costs and allow new buyers to move in.
