Don't bother giving them your card, they're too busy to contact you.

If I'm looking for a 10 cap buy, I'm not going to bother messing w/ a seller who's priced at a 5 cap, b/c we're too far apart and it's going to be a waste of both parties' time.Nobody's going to evaluate what to offer based on asking price, no need to be such a blowhard about it.

Don't bother asking.

At the end of the day, the only ting the lender is bothered about is whether you're paying your P&I every month. 

If you really bother to read a good percentage of the posts here on Bigger Pockets you will realize that real estate investing can be a less than ideal business and that you should take your time to really evaluate carefully and fully any and every property you intend or consider to buy.

The tenant is deflecting and calling you rude to get you off of their back, don't let it bother you. 

And that concept bothers me, because it's that OTHER GUY who is really handling your stuff...not the smart, savvy guy who "sells" you on how smart and wonderful he is at PMing.

IE don't bother absentee, everyone is mailing those UNLESS you are mailing 3rtiary markests, small towns.
