If you get 10 motivated seller leads, maybe only 1 will be interested in your cash offer, but 3-4 will ultimately list with SOMEONE.Regarding disclosures. in Texas, it's not bad at all.

I guess my main motive is to learn from someone else in the meantime offering an investor my time to help them in return for some of their time. 

Met quite a few other wholesalers motivated to become full time investors.

The big additional thing you must excel at as a wholesaler is finding motivated sellers with equity where you can negotiate a win-win-win scenario for the seller, your end buyer, and yourself. 

I am eager to learn and I'm very self motivated person.

Also don't give up the freedom we will achieve will be the best accomplishment in the world.

Not to mention hearing so many stories about people start started without much and were able to be successful are very motivating!
