We have about 100k in equity if we sold to reinvest..we are looking for feedback on if we should sell since the market is high now, and reposition our investments into a better cash flowing investment.

I can bring 300k additional to the closing table if needed on top of my 500k in equity existing.

So you would have to make a choice; a) Offer an even lower amount ($110,805) b) Leave a substantial amount in equity ($124,195)c)  Reduce the Rehab projectd)  Ensure you can raise Rents enough to get the cash flow you want.It sounds like you are thinking about option "b".
