The current owner currently has a small local team in place to manage cleaning, landscaping, etc and she does some of the hands-on management such as putting together welcome pkgs for guests, etc.Bookings and Financial -The property has been on Airbnb since 2019 and did about $140k in '21 (don't have visibility to '22 numbers) and much of  '23 is booked already on Airbnb. 

Could cause some negative guest interactions.

As ex-Army Infantry/Drill Sergeant it is whiny guests. 

That way, the risk liability could be contractually between the guest and the neighbor. 

I believe MTR requires a lot of lead time - maybe 6 month advance advertising, and it will be very challenging to limit vacancies in between guest.

@Michael Plaks - Might I ask, in a split ltr/str situation with proper material participation but not REP status would I be able to deduct bonus depreciation for 100% of the assets against my w-2? 

Have you bought, read, and read again the BRRRR book by David Greene available here on BP https://store.biggerpockets.co...It's the bible for BRRRR so those "rules" and guidance is the gold standard for the BRRRR investing and you should definitely start there. 

I’ve been hearing host mention guests are reaching out to rebook or cancel their reservations due to bad weather. 

If you cut enough, you will take some business away from the above average rentals, because some guests would rather give up nicer views or better decor in exchange for several hundred dollars less in cost.
