Tell them what a property is worth, how much it'll take to fix it up and what it will sell for....Everything.

You see OM's all the time touting the parent companies etc. but if they are not on the hook for the lease it means nothing.I do not mind local to regional tenants at all IF there is a personal lease guarantee with substantial net worth behind it.

I would calculate how much your time is worth as an REI (outside of your W2).

I don't care about any lost money - not worth it.

You're going to get a lot of pushback from realtors; remember they helped the seller set the price, and are not going to like lowball offers.

The amount of power and money you'd give up isn't worth whatever expertise you'd gain from a partner.

Property is worth about 600k market value. 

But I'm pretty sure it's been like that as long as I can remember.

Im just saying that in the future if/when you go to sell an owner occupant will likely prefer a central AC system so that will make your home more desirable and theoretically worth more.
