For exterior shots switch to a standard tripod.You still need some reliable information about odors, sounds, window seals, etc. 

Really like the windows!

The property is relatively cheap 75k + 30 - 40k for parking, needs almost total interior rehab, good bones, roof, siding, windows in good shape.     

Peephole Door Viewers are required by Texas Rental Code on all Exterior Doors and Door from interior of house to garage, unless there is sidelight or window in the door.

I ask because what if you have overlaps bookings with a short window...

If you are planning to reside the exterior, I would dispose of the EPS and use 1.5 - 2" faced, polyiso (R10 - R12) on the exterior (with taped seams), then build-out your window boxes (if installing new windows, build/install bucks before you insulate and install your windows after insulating.   

Generally ( do your own due diligence) as long as there is a safe egress path out of the unit i.e. a swing door not the roll up garage door, and there is an egress window out of every bedroom you should be able to make it legal.

Another 1/2 day sanding walls , the rest of the day cutting in around windows , doors , and the entire perimeter of the ceiling .  

I would probably also find some narrow shutters for the dormer windows, in black.

Off-market is always a plus because there can be a window of time where competition is minimal/non-existent.
