So yes it actually was way worse but i unfortunately dont have the safest amount of cash to pour another couple thousand in it at the moment to remodel some more .

You may have some years you are able to skate by with it, but anytime you have to address the roof, windows, heating, cooling, etc. you're going to be out thousands more.The way you have it structured is the property won't cash flow under any circumstances. 

Their circumstances have changed and they need to sell quickly.

Make sure to properly vet the prospective tenant to ensure you would rent to them under normal circumstances. 

That probably isn't an option now unfortunately - at that loan amount with rental income, you would likely be way over the income limit for the area. 

Borrower shall occupy, establish, and use the Property as Borrower’s principal residence within 60 days after the execution of this Security Instrument and shall continue to occupy the Property as Borrower’s principal residence for at least one year after the date of occupancy, unless Lender otherwise agrees in writing, which consent shall not be unreasonably withheld, or unless extenuating circumstances exist which are beyond Borrower’s control.Is this just boilerplate?
