Replace bathroom toilets and shower 

No renovations, no broken toilet calls, etc. my down payment is 10% & he would seller finance the rest.

Or was this someone's project that never panned out?

While turning over a vacant rental property, I noticed that the lower storage pan in the fridge, along with the shelf support, was broken.  

The master bedroom has attached master bath with 2 sink vanity, standing shower, big soaking tub, and separate toilet room.

@Cameron Snyder as others have said, don't stay married to a strategy that isn't going to pan out. 

There are ways there is no Cap Ex and no toilets.

There's a decent possibility of the unit not getting rented for your allotted time, given the way AirBNB/VRBO algorithms work, and you'd still want it to have decent furniture, pots & pans, etc. so you may end up spending more than you expect just keeping it in good shape.
