has anybody had experience using abstract of judgement in north carolina. tenants left after 1 year lease, she always paid on time but has left home with close to $5000 in repairs.

However at some point I was desperate to live by myself - to get to experience that freedom so for about two years I paid two rents, two sets of utility bills (this was before I knew anything about REI) then decided she can move in with me again not only to save some money but because she was getting depressed on her own.

I'm still learning all the numbers and don't understand how you basically got the money free and clear.

We also have an increasing number of owners filing claims for roofs thinking they can get a free roof without realizing it's driving up insurance premiums.

Either they did not do their homework right (appraisal comes in lower than their estimate, insurance/taxes are higher than their estimate, property did not have clear title, and/or the property has deferred maintenance) or they are shopping without having any experience in the industry.
