Id suspect the soil underneath may be washing out but that's wild speculation without seeing it.

Investors look at cash flow and speculators look at appreciation or future value. 

It’s a scary time if your business model depends on borrowing to make speculative investment.

There are pockets of disruption (seems to be large cities right now) which are making REI more speculative or risky imo but other than that this post is a great confirmation of a strong REI market for at least rentals in the US right now.

Buying for appreciation is not "investing", it's speculation (read: gambling).

it's just an attempt to curb market speculation and theoretically slow the rise in house prices.
