I will have to look into the possibility of a triple net lease, and if it makes sense because as far as I have looked now, things may get a little tricky once they start doing the maintenance on the house if anything breaks for tax and depreciation purposes.

if you decide to go ahead I would suggest doing what I did I charged One year upfront and the lease was with the parents of the occupants I had theor security numbers and they were personally responsible for any damages At no limitI first went to a real estate attorney and had him write up he lease to make sure it was all legalWorked perfectly when a group of them did nearly $10,000 worth of damages Mommy and daddy paid up within days of them leaving at the end of the school year.

The property management company that I made a 10 year contract with is responsible for everything (vacancies, maintenance, repairs, etc).I get the $300 every month, and they sub-let to students at higher rents and are responsible for everything (and its in their interest to keep the property nice and tidy).
