That is the same as the cap rate (google cap rate if you need to), and would represent a really good return on a single family home.

I suggest you not represent yourself with the lender, get a Realtor who does short sales or better yet in this case, go to your attorney. :)

It's not the PM's responsibility to make sure you pay your bills, unless they are paying them for you (as some do around here).That being said, they should have made sure when they signed the contract to manage for you that you are the legal owner or representative for the property.
