So we sent Smokey a letter reminding her of her lease agreement to not smoke inside the unit and also let her know that we were adopting a no smoking policy for the whole property which would take effect in 30 days (which we could do per CA laws).

By writing the date and description of service, you have an on-site record of service which serves two purposes: it can inform the person servicing or troubleshooting of prior issues; it can be a reminder for due date for next service.

(1) Email response templates to applicants in marketing funnel.(2) Notice templates to tenants (notices to cure, 3 day, "reminder" violation letters).(3) Rent collection only via tenant deposit into my bank accounts; email alerts for deposits for bookkeeping on my end.(4) Exterior maps and instructions for lawn service and snow removal, since I go through those contractors like **** through a goose.

I gotta say managing a home on Martha's Vineyard has its issues but the biggest one I'd say is finding and securing a reliable cleaning team. We luckily have a great one but definitely keep in mind to get your guests'...
