We are currently using Excel spreadsheets to organize our buyers list for different zip codes in Florida (getting deals isn't an issue, so just focusing on optimizing our system here).

The difference in my pitch was the level of organization & detail provided, thought process for how I am approaching it (thanks to several REI books for this!)

If that’s your objective then find a rental that needs little to no work and has a well qualified tenant.

You have to determine exactly what your specific goals and objectives are.  

Could be some great object lesson about  the risks of speculative building real estate, LOL?!!!  

Ideas include:- drive uber- Tutor school kids- babysit - cut grass - handwrite invitations - sharpen cutlery - make YouTube channel for product reviews - write a book - teach guitar lessons- run a summer camp - sell things on eBay - organize parties for people - part time customer service emails for company- write resumes for employees - property manage - start Etsy store - air BnB a room in your house - buy clothes in thrift store and sell online - host BBQ dinner and sell tickets for food and beer Get a raise:- you can also ask boss for a 5% raise.

Depending on who gets in the hot tub, can drastically change the water quality.  1 person that has been out hiking through the park, sun tan lotion on etc that jumps in a hot tub, can leave enough organic matter that will use up the chemicals as perhaps a couple that uses it every night for 5 days, but they jump in clean and aren't doing the wild thing.  

Ultimately it depends to your investment objectives, budget, risk tolerance, and your existing or new relationships to get you there.
