There's a very specific process that you must use that involves a qualified intermediary but your actions are not any different than selling followed by buying new investment real estate.  

Ya she probably could, that's the step that is there for her so you can't file eviction action against her or charge her late fee's until the issue is corrected.

If you're new and haven't reached out to more experienced investors for guidance, then now is the time to get off the couch and take action!

Best thing you can do is take action..have fun!

File for eviction action if rent is not paid. and email copy of pay or quits to co-signer and husband would be good idea. 

This would permit the person to stay if they can pay, It saves landlord from loosing money and yet retains the action for everything to proceed if the tenant again defaults.

Hello Smart BP folks, I am very happy to say that I finally took action.

I do want a policy that will:provide me with a consistent action planencourage tenants to communicate problems before rent is due, encourage tenants to pay enough to stay "current," define and discourage  habitual late payments.
