if the answer is “yes” what resources are available to an individual to make sure I stay compliant.I know the big one is being 62... does this apply if the lender is a private party and not an institution.Thanks for the help!

Funny thing she didn't even notice until I said something. 

I know for a residence there are certain notices and time lines that need to be followed, but what about in this situation?

@David D'Errico I've noticed Smoketown getting a lot of attention as well and it seems to still have high crime, but some of the flips there are beautiful inside. 

In the past I have always told my tenants I was the owner and that I was interested in the keeping the property to a certain standard for their comfort and implore them to reach out as soon as an issue is noticed. 

Within the next few years I want to use private lenders, local banks, and money I save from commissions (currently a licensed agent) to buy B to C class apartment buildings.

Then if I wanted the tenants I would say to renew they will need to pay for a background check at Cozy.com If I didn’t want them I would give them 30 day notice 

I notice some listings that seem like perfect deals and are over the 1% rule even on the MLS but are a bit older properties 1900-1930. 

Trust me, I have noticed this slowly so now I'm taking (over)corrective action :)
