Send those deals to me, because I'd like to dig more into a property that costs 20k and rents for $500/mo.Personally, I'm not nearly as experienced as many, but I like to look at cashflow (because I have monthly passive income goals I want to work towards) and cash on cash (because I want to make sure the money of mine I invest is returning well for me).

I am going to do more digging to find out more, but my first question is in doing my evaluation since a four plex is still viewed as residential property can I still compare it to the comps in the area which goes from 300k-500k.

I do have the last foreclosure filing, but no current address in the doc, just his name.through people finders (paid) I think I have a phone number for what I assume is his sister, maybe daughter. but calls have not been responded to.I wish I could compel the rental agency but I've been round that road a few times.I'm considering getting a local RE lawyer on retainer as perhaps he can dig him up, since I know he was in ny court here recently over this.

If you don't get satisfaction, ask to speak to someone higher up.You can take them to small claims court if they dig in their heals.
