Vegas land is just too expensive for anything other than tiny parks built 40 years ago, or massive parks built in what used to be “way out of town”. 

You can't stay safe by building a small safety net, you stay safe by building a MASSIVE safety net.

So basically my point is, is that prices would have to drop substantially in order to offset massive increase in interest rate lenders would give me on the next purchase.

We have massive level inflation, that no it is still not done and WS Investors know exactly what I am talking about.

My guess is that time crunch is playing a massive role in your overwhelm.

Speaking for the Nashville market-if you're looking for cash flow you would need to put a massive down payment to get cash flow.

Maybe by demonstrating some command of the finances (not control, but more of an understanding of fiscal planning and budgeting) this will help set you up as being more driven that most of the folks who just talk about getting started.

Just to be clear we are doing massive renovations at 1st turnover and then placing qualified, mostly low maintenance tenants in the units-- but the units we purchase are mostly outfitted with 30-50 year old fixtures and finishes so everything has to be redone.
