I had previously planned to refi and pay the properties down once my income maxed out but rates are historically so low I may not bother.

This duplex should be attracting a high end tenant than what it has historically had. .

I'm looking for some pointers in negotiating with this seller and some what to look out for (for either this seller or historic homes).

But if you take out this crazy crash, houses have historically doubled every 20 years or so here in Illinois.

The house is an historic property and I'm told that they're accessing the chimney/attic via crevasses in the chimney.
