@Nick Macklin There are tons of hospitals and medical facilities around those areas I mentioned.

I think there is a current rental raise ceiling of 2.6% in the county that applies for 180 days after the state of emergency ends. 

I own my primary residence without a mortgage so my monthly expenses is only 50% of my monthly rental income (ie lots of wiggle room) and I have a 3+ year emergency reserve so I don't feel much stress at the moment.  

Start the process, you can always pause if he re-emerges and pays, but you can't speed up the process later when he's 6 months behind

When I called Wells Fargo they ensured me that the emergency COVID forbearance did not negatively effect my credit.

That said, we’ve proceeded as normal.We have given the option, should they choose not to renew, to stay month to month at the old rate until the state of emergency expires for their safety.
