Start looking at and analyzing real estate (in the asset class you will be buying): the easiest will be a condo, then a SFH, then Duplex etc  (decide what you like and then know it : how much is it selling for, price per square foot for fixer, or finished home etc ) Figure out retail market: then go after anything that is 15% to 20% discounted.

Might not be as much spread in these as you would think.The strategy I see on these is buy the HOA lien....then clean it up enough to get it rented, and then rent on month to month at discounted rate until #1 forecloses and evicts the tenant.

I know other then adding extra bedrooms, bathrooms, or increasing square footage what else do you do to increase value.From your experience do appraisers really care about when appraising your property?
