Its mostly self directed but the course structure is broken down very well and easy to follow along.  

My unit does not have its own meter and has a breaker box with most of the outlets and lights within my unit, but no access to the main breaker.

You can also contribute to an IRA in addition to your 403b and those funds can be self-directed immediately.

I've been putting up bandit signs all over Orange County, searching through Craigslist and sending out direct mail, but my phone hasn't started ringing yet with motivated leads. 

Be sure to have one installed and have it wired to the light switch, ideally with a delay so it keeps running for a few minutes after your tennat took a nice hot shower.Also, make sure you educate your tenant about mold and why it's growing.

2) If your property manager has the green light for smaller repairs, when/how do you expect to be notified?

Are you working with a Realtor, or negotiating directly with the seller?
