Now for the good news , if its planned to be done for sure , buy all the vacant lots around that dont perc , buy cheap .The minute sewer comes thru , they are $$$$ lots .

While South Burlington has a strong chance of continuing to be a popular area to live in, and thus has a strong potential for property to appreciate, this is not guaranteed, and therefore in my mind any investment there is more speculative in nature and a little more risky than buying a property that from day one has a double digit Cap Rate and 30%+ CoCR.

@Brandon Turner Texas seems to be the epicenter of all things foundation related, as 9 out of every 10 houses in some areas either do or will require foundation repair.Anyway, the good news for you is that it's pier & beam.
