Start by defining your sample groups.

All important aspects that allow more eyes to view the property.Are the two showings from the agent you have it listed with or other agents that showed it? 

To claim depreciation (not just accelerated) for the tax year, the property needs to be placed in service on or before 12/31, which is loosely defined as being listed, or available for rent. 

I have solely funded every aspect of the home with the exception of $33k that he brought for acquisition and closing costs.

I define a good deal if 4 of at least 5 of the benefits of owning rental properties (cash flow, appreciation, depreciation/taxes, leverage, equity) are pointing in the right direction.

For example, Biggerpocket is extremely useful for the technicality aspect of real estate investing (eg, extremely useful information on how to manage/work with tenants; to understand tax rules and regulations and understand what needs to be done during certain situations) ; but it's less useful when we're asking for opinion for investment (which city to invest,etc).
