Most mom & pop owners we’ve encountered don’t bother to go through the process of obtaining the title because the title holders rarely resurface and they typically disappear for a reason.  

We won’t bother with these.

If still in expansion phase and this loan doesn't bother you every year for your financials or isn't callable or adjustable like a commercial loan, I'd probably feed the opportunity fund rather than accelerate. 

I'm nowhere near an expert, but with interest rates so low, I would not bother to go with a 15 year mortgage or make extra principle payments.

It reminds me of how hard it was for me to learn from Carleton Sheets when he promoted telling little white lies-tell them you have a partner when you don't, saying he wasn't a Realtor when he was...It took me a while to try out bandit signs, but if you take them back down no one seems to be that bothered by them anymore than a yard sale sign.

The only thing that bothers me in the exit strategy..

Although we explain that we want the guests to have fun, as long as they aren't bothering the neighbors, it still comes down to the neighbors live there full time and may have no problem raising their thoughts to the local counsel.

For the record - I think NARPM is a fine organization, but the barrier to entry is too high for some companies to bother with it.

If they are over 70 I probably wouldn’t bother.
