Yes, my intent was to offer to cover the costs of the cosmetics/exterior--especially in that case, I don't see why the other owner wouldn't go w/ that, since they're getting updated curb appeal for free, lol--but I always like to double check before I get deep into the deal.

take profit when it arrives.. when I was buying courthouse steps in Atlanta in 2012 to 2013 ( bought 54 homes in about 14 months) the hedgefunds starting coming in hard.. kicked us guys to the curb we could not beat them at auction.. so I rolled up my 54 homes and sold them to the hedge fund as a bulk sale and a better thatn 50% cash on cash profit in less than 16 months..
