I remember reading Barbara Streisand when purchasing a home in Malibu wanted the sand on the beach analyzed and have the exact sand color determined. 

I have a couple rentals in the Tampa and Apollo Beach area and looking to acquire more shortly. 

Plenty of Toronto residents own property in the Carolinas (like Myrtle Beach) so you should be able to find local contacts to discuss the 'how to' invest in the US....

For example, i just remodel one of my properties in VA beach, and it cost me $15k.

Have you used any appraisers in Broward, Dade or Palm Beach for the cash deals in order to determine the ARV for Rehab properties? 

We purchased a small lakefront home in NH. 650sf, 2bdrm with a back porch and a deck on the lake, also has a small private beach.  

I agree with the above comment that to max out rents, you need important selling points in a Cape Cod summer rental, like central A/C, an outdoor shower, and location (South of 28, close to beaches for south shore seekers) that gives us the ability to charge premium weekly rates ($2,350/week).
