So, I recently sent my first yellow letters campaign to absentee owners and I'm only getting calls from investor and landlords who are not motivated to sell but the want to play the game only to see how much I offer and then say they're investors and they won't sale for that price, bla bla bla.

Has anyone used their self-directed IRA to fund a marketing campaign?  The campaign would be specifically designed to secure a property which would be purchased by the IRA.

Well, the IRS did approve my election, as they sent me a confirmation letter that they received my request to have my LLC treated as an S-corp for tax purposes.It could be a state dependent thing, I don't know, but they signed off on it and I have the hardcopy acceptance letter.

They never had a short sale packet, they claim they sent a hardship letter and they don't even have a contact at the lender.

If nothing else, they can send a letter on your behalf to the PM and owner.
