Also in a situation that only involves a seller, you give an unscrupulous investor the opportunity to try and take the property out from under you when they approach the seller with a bigger deposit than you gave.

I'm looking at homes in and around Little Rock, AR and it seems that there are countless homes under 40k that could rent for 550-700 per month.

Additionally, I have a short sale listing, where the owner approached me to find an investor who would allow her to in turn rent the home to remain in place.
