The biggest unexpected issue came when we were clearing/leveling the side yard, we accidentally dug into some electrical lines running below ground to the pool equipment.

I would press for a parental/older sibling co-signer if at all possible.

Charlie, I wouldn't press charges or sue anyone over something like this however I will look into it for my own edification.

Weakened structural integrity, which water can eventually cause, is really the only pressing concern. 

@Brian Eastman I'm well aware of the potential pitfall of accidentally generating a taxable event, as I used to work in a stock brokerage as a principal, and had to have the same difficult conversation--often with someone who had taken too long to do a rollover. 

If you're newbie and not chasing any fancy strategy, your best bet is to save your money and NOT get a mentor.At this stage of the cycle, you will be hard pressed to find good wholesaling opportunities (very few people will sell for a discount to market value).

Trying to get them to make it automatic and recurring, but since it's always been a day, or two, early I haven't pressed much, lately.

In the market I'm in (Lexington, KY), a 2/1 would be very hard pressed to bring $975 unless it was very nice inside and in a very desirable part of town.
